I was lucky to have been able to make some time recently to personally tour a few new buildings. I must say, I am very impressed with Paramount Bay, somewhat pleased with Marquis Condo, had mixed feelings about Everglades On The Bay, and was less than impressed by Brickell On The River South. Over the next few days I will be posting my reviews for each building.

Trump Palace in Sunny Isles was completed in 2006 under the radar. Most people think of Aqualina and Turnberry Ocean Colony as the only two high end luxury condos in the over saturated coast line on Sunny Isles Beach. However, you will be pleasantly surprised to visit Dezer’s development of Trump Palace. I personally rank this the 3rd best luxury condo in Sunny Isles, only behind Aqualina and Turnberry Ocean Colony.

With over 50 units having been resold thus far in 2008, One Bal Habour is an anomaly in the Miami Real Estate Market. Its success can be tribute to two factors; first and foremost is One Bal Harbour’s location. Whereas in other areas there have been numerous new developments in the past few years, Bal Harbour has seen only two new buildings, One Bal Habour and Bellini. Attracting affluent buyers from New York City, Chicago, Boston, Washington DC and Europe, the demand for new construction in one of the most upscale communities remains strong.

Caribbean is a fine addition to Miami Beach’s luxury oceanfront condo collection. Yesterday I visited the premiere southeast 3-bed condo (model unit) which has the best floor plan I have seen in a Kobi Karp designed building. I was impressed. Each of the three bedrooms are spacious and comfortable. The ocean facing master suite is a good size and has one of the nicest bathrooms I have seen. Huge tub and shower, double water closet, and great fixtures throughout. We also visited a $5.5M lower 4-bed+office penthouse which was very nice.
The developer of Caribbean didn’t cut corners in building out the kitchens and baths, however the doors are hollow, casings are low end and will likely be replaced by future owners, and door hardware is cheap. I wouldn’t say the quality of Caribbean is not on par with Ugo Colombo’s projects, or the Bath Club, but noticeably nicer than Mosaic, Akoya, 6000 Indian Creek. Personally I like the kitchens and baths better than any Related project with the exception of Apogee.
